SCOPE OF MANAGEMENT SERVICES
 

For a management fee of just 8% of collected rent with no initiation, start-up, advertising or leasing fees you will receive the following services:

 

MARKETING & LEASING

All marketing, showing and leasing services are included in our management fee – NO MANAGEMENT FEES ARE CHARGED UNTIL YOUR PROPERTY IS RENTED!

Assessment of property and recommendations for improvements/maintenance required prior to marketing.

Facilitate cleaning and maintenance required prior to marketing property for lease.

Analysis of competitive and appropriate rent structure to enhance owner cash flow.

Provide and install “For Rent” yard sign at property.

Market the property as appropriate, utilizing, but not limited to the following sources: GreatWest internal tenant database, GreatWest website, Craigslist with daily “top posting”, Posting on Zillow, Trulia, Hot Pads, Yahoo Homes, AOL Real Estate, MSN Real Estate, HGTV, RentBits, Walkscore, ByOwnerMLS, Vast, Trovit, Geebo, Yakaz, MyNewPlace, Military.com, Oodle, Facebook, Rent Jungle, and over 50 other sites.

Timely and responsive showings including evenings and weekends.

Online applicant screening process including complete background and credit checks.

Thorough applicant evaluation and follow-up with references and prior landlords.

Lease creation and signing and collection of Security Deposit to secure premises.

Move-in walk through with tenant to jointly confirm and document state of property at occupancy.

 

ACCOUNTING SERVICES

Security Deposits and Rents held in separate Trust account. No comingling with GreatWest operating funds.

Collection of monthly rent proceeds. Tenants are offered the option of mail, office drop box or no cost EFT online payment.

Payment of all vendor, utility and maintenance invoices in a timely manner.

Maintenance of vendor files with tax, insurance and licensing verification.

Monthly closing with owner deposit initiated and statements emailed by the 8th of each month.

Automatic deposit of Owner proceeds by EFT at no cost.

Clear and concise monthly .pdf Owner’s Statement emailed to Owner.

Full featured Owner Portal with fully customizable reports, scanned invoices, leases and other documents available to Owner at all times.

Year-end 1099 tax reporting at no additional cost.

Accounting oversight by Certified Management Accountant.

GreatWest Property Management is fully insured and carries a Fidelity Bond.

GreatWest Property Management is a member of the following organizations: National Association of Residential Property Managers (NARPM), National Association of Realtors, Institute of Management Accountants (IMA), and a fully accredited member of the Better Business Bureau.

 

DELINQUENT ACCOUNTS

Stiff and unwavering penalties assessed on late payments to discourage delinquencies.

OWNER keeps all Late Fees as rental income, NOT MANAGEMENT COMPANY.

EVICTION GUARANTEE! GreatWest will cover all expenses relating to the eviction of a GreatWest placed tenant within the first year of occupancy.

 

PROPERTY INSPECTIONS

Initial “on boarding” exterior and interior property assessment within first 30 days of assuming management.

Regularly scheduled exterior inspection as needed.

Regularly scheduled exterior and interior property inspections performed no less than every 6 months, to include: Evaluate condition of property and yard care, Complimentary furnace and air conditioning filter change, Ensure tenant compliance with lease terms including, but not limited to, occupancy, pets, and smoking restrictions, Brief status report sent to owner identifying findings and any recommendations for proactive maintenance.

 

MAINTENANCE

Established relationships with reliable and cost effective service providers for all areas of maintenance including HVAC, plumbing, electrical, landscaping and general maintenance.

After hours and emergency services billed at standard non-emergency rates.

Experienced and efficient in-house labor.

All in-house supplied and purchased materials billed at actual cost.
